Pre Completion Inspection (PCI)
Identify defects before you complete your purchase.
Our Pre-Completion Inspection (PCI) is carried out before legal completion of your new-build property and follows the New Homes Quality Board (NHQB) pre-completion inspection checklist.
This inspection focuses on identifying visible defects, poor workmanship and unfinished items, giving your developer the opportunity to address these issues before you take ownership of your new home.
What’s Included?
- Visual inspection of the property in accordance with the NHQB PCI checklist.
- Identification of visible defects, poor workmanship and finishing issues.
- Identification of incomplete or unfinished work.
- Inspection of accessible internal and external areas within the permitted PCI scope.
- A detailed photographic snagging report highlighting the defects identified.
Important: For houses, the loft and garage are excluded from the PCI inspection.

Premium Snagging Survey
A more comprehensive inspection of your entire property, inside and out.
Our Premium Snagging Survey goes significantly beyond a standard Pre-Completion Inspection, providing a more detailed assessment of your new-build property’s condition, workmanship and overall build quality.
This survey can be carried out before or after legal completion, provided the property is fully completed, cleaned and ready to move into. It is also suitable for homeowners who have already moved in. The Premium Survey includes all applicable checks covered under our PCI package, together with additional specialist inspections designed to identify defects that may not be apparent during a standard visual inspection.

- Comprehensive inspection of accessible internal and external areas.
- Inspection of the loft and garage, where applicable and safely accessible.
- Thermal imaging to identify potential insulation defects, heat loss and other thermal anomalies, subject to suitable conditions.

Important: The property must be fully completed, cleaned and ready for occupation before the inspection takes place. Thermal imaging is subject to suitable environmental conditions.

Ultimate Snagging Survey (PCI & Premium)
Our most complete package. Two inspections for greater peace of mind. Our Ultimate Snagging Survey combines our Pre-Completion Inspection (PCI) and Premium Snagging Survey into one comprehensive package.
With two separate visits, we inspect your property at two important stages of your home buying journey before legal completion and again after completion, once your developer has rectified the defects identified during the initial PCI. This approach allows us to identify defects early, assess the quality of remedial work and carry out a more detailed inspection of your completed home.
First Visit — Pre-Completion Inspection (PCI)
Identify defects before legal completion. Our first visit takes place before you legally complete your purchase and follows the NHQB pre-completion inspection checklist.
During this inspection, we:
- Identify visible defects, poor workmanship and unfinished items.
- Inspect accessible areas permitted under the PCI checklist.
- Highlight issues requiring attention from your developer before handover.
- Produce a detailed photographic Pre-Completion Inspection report for you to share with your developer.
This gives your developer the opportunity to rectify the identified defects before your purchase is completed.
Second Visit — Premium Snagging Survey
A comprehensive inspection after your PCI defects have been rectified. After legal completion, and once your developer has rectified all defects identified during the Pre-Completion Inspection (PCI), we return to carry out our more comprehensive Premium Snagging Survey.
This second visit provides a thorough assessment of your property’s overall condition, workmanship and build quality, covering all safely accessible internal and external areas.
During this inspection, we:
- Carry out a comprehensive inspection of the property’s interior and exterior.
- Inspect the loft and garage, where applicable and safely accessible.
- Use thermal imaging to identify potential insulation defects, heat loss and other thermal anomalies, subject to suitable conditions.
- Carry out relevant Building Regulations compliance checks where reasonably verifiable.
- Measure workmanship tolerances where applicable.
- Re-inspect all defects previously identified during the PCI to verify whether they have been rectified to a satisfactory standard.
- Identify additional defects that may not have been apparent during the initial inspection.
- Produce a comprehensive photographic snagging report detailing defects identified during the second visit.
