What Is A Snagging List?

When buying a new-build property, you’d expect to avoid all of those structural and cosmetic issues you find in older homes. Everything should be pristine. This isn’t always the case, however. The speed at which homes are constructed today often leads to issues and defects throughout the property.

New-build properties are covered by a 10-year structural warranty. Yet you only have a two-year window to raise any issues regarding fixtures and fittings, remedial work or cosmetic damage.

A snagging list is too important to get wrong. Even if you have an excellent eye for detail, inspecting the property yourself won’t turn up all of the issues. There are many issues that you won’t be able to spot without the specialist equipment our team uses.

Our team has years of knowledge and experience that allows them to find issues that may not be visible to the naked eye. We use cutting edge inspection technology to ensure that nothing is missed both internally or externally.

In our experience, an inspection of a typical new-build three-bedroom property can identify between 100 – 200 individual snagging items.

As part of our inspection process, our team uses a specialist thermal imaging camera. This is used to detect any issues with your windows, external doors, underfloor heating and central heating system.

It can determine if there are any areas leaking heat due to gaps around windows or badly sealed glazing.

In an ideal scenario, the best time to book a new-build inspection is as soon as you’ve moved into the property. Even if you’ve already moved in, it’s not too late. Your developer must fix all issues, faults and snags reported within the first two years.

In some cases, we may be able to complete the survey before the completion of the sale, before you take possession of the property. If there are any major issues, you can report these to the developer immediately.

The inspection team use industry-leading inspection software, which produces a thorough report that includes comprehensive photos. Our fees also include inspection services such as thermal imaging, which other companies charge at an additional fee.

It’s so simple to book your inspection, as well. Use our simple online booking platform to secure a time and date that’s suitable for you. There’s nothing to pay when you book either. Simply pay off the balance latest 48 hours before the inspection date.

Our fees are extremely reasonable, with an inspection on a one-bedroom apartment costing £299 all the way up to a 6 bedroom house costing £550.
